Responsibilities

  • Meet with prospective tenants, conduct property tours, and show available units
  • Advertise vacancies, market properties, and attract new tenants through various channels
  • Conduct tenant screening, background checks, and credit checks to qualify potential renters
  • Negotiate lease agreements, prepare contracts, and enforce lease terms and conditions
  • Collect rent, security deposits, application fees, and monthly maintenance fees
  • Handle tenant inquiries, complaints, and resolve disputes or violations promptly
  • Conduct regular property inspections to verify quality of maintenance and identify repair needs
  • Coordinate property maintenance, repairs, and capital improvements with contractors and vendors
  • Contract for landscaping, snow removal, trash removal, security, and other property services
  • Supervise housekeeping, maintenance staff, and property team members
  • Prepare and manage annual operating budgets, monitor income and expenses, and control costs
  • Pay bills including mortgages, taxes, insurance premiums, payroll, and maintenance expenses
  • Maintain accurate records of income, expenses, leases, rental activity, and tenant requests
  • Prepare financial statements, budget reports, variance reports, and performance reports for property owners
  • Establish rental rates by calculating overhead costs, taxes, depreciation, and profit margins
  • Ensure compliance with anti-discrimination laws, Americans with Disabilities Act, Federal Fair Housing Amendment Act, and other regulations
  • Attend board meetings and present routine reports on property activities and status
  • Handle eviction procedures when necessary and terminate leases according to legal requirements
  • Respond to emergency situations promptly, including after-hours and weekend emergencies
  • Visit sites regularly to verify maintenance quality, structural integrity, and security measures

Required Skills & Qualifications

  • High school diploma, GED, or equivalent required
  • Minimum 2-3 years of experience in property management, real estate, leasing, hospitality, or related field
  • Valid state-issued property management license or real estate broker's license as required by state regulations
  • Strong knowledge of local, state, and federal property regulations and fair housing laws
  • Excellent negotiation and communication skills, both written and verbal
  • Outstanding problem-solving and conflict resolution abilities
  • Strong customer service orientation and interpersonal skills
  • Proficiency in property management software, CMS platforms, and Microsoft Office Suite
  • Financial management skills including budgeting, accounting, and financial analysis
  • Excellent organizational skills and ability to multitask effectively
  • Strong attention to detail and record-keeping abilities
  • Ability to work under pressure and handle stressful situations calmly
  • Valid driver's license and ability to travel to multiple properties
  • Flexibility to work evenings, weekends, and respond to after-hours emergencies
  • Ability to handle multiple properties simultaneously

Preferred Skills & Qualifications

  • Bachelor's degree in real estate, business administration, property management, accounting, finance, or related field
  • Certified Property Manager (CPM) designation or similar professional certification
  • 3-5 years of property management experience with proven track record
  • 1-3 years of management or supervisory experience
  • Experience managing multiple property types (residential, commercial, industrial)
  • Established relationships with contractors, vendors, and service providers
  • Experience with marketing and advertising strategies for property leasing
  • Knowledge of energy management and sustainability practices
  • Familiarity with ISO systems and quality control processes
  • Experience managing properties with 100+ units or large commercial complexes
  • Understanding of building systems, structural integrity, and preventive maintenance
